How to use the result

The calculator converts each comp to sale price per square foot, takes the median, multiplies it by the subject home's living area, applies the condition adjustment you selected, then shows a ±10% planning band. The band is intentionally broad because real property value depends on more than square footage.

Is this an appraisal?

No. It is a transparent worksheet based only on the comparable sales you enter. For lending, tax, litigation, estate, or transaction decisions, use the appropriate licensed real-estate or appraisal professional.

Where should I get comparable sales?

Use recent closed-sale data available to you from a real-estate professional, MLS access, county records, or reputable property portals. Verify the close date, property details, and condition rather than relying on one automated value.

Can remodeling change market value?

It can affect buyer appeal and price, but the effect varies by property, neighborhood, scope, quality, timing, and market. No remodeling project guarantees a particular resale return.
